We always stage our listings and completely understand that staging is becoming more and more important. There's a reason people love looking at model homes (and why new home builders stage homes) and why HGTV is so popular. These days accurate pricing, pictures and internet marketing sell properties. Internet marketing is only as good as the pictures; the pictures are only as good as the photography and the content. The content needs to be clean, uncluttered, and neutral. The photographs need to be clear and bright. The first step is composing the picture to show the subject in the best possible way. All of our pictures are taken in "raw" format(5-6MB/picture) to allow as much enhancement as possible. We then use Adobe Photoshop to correct exposure, color temperature, any tinting problems, and crop where necessary. Every time we see dark grainy pictures of bathrooms with toilet seats up, dirty wash cloths hanging over the shower, and a wall full of trophies, and cluttered counter tops we just cringe and feel bad for the sellers who signed an agreement with a realtor that doesn't pay attention to the details that help them sell their house. To sell a house quickly and for top dollar it has to be the best house in the price range and have a presentation that causes buyers to want to make an appointment to see the home… staging is crucial!
